Holaday-Parks designed a heating, ventilation, and air conditioning system to accommodate the diverse needs of future tenants: a street level coffee bar; an urban food arena featuring restaurants fully-equipped with on-site production and exhibition kitchens; General Cinemas eleven-theater complex; multi-level specialty apparel, home/lifestyle and entertainment shops; and below-grade parking garage. Our team assisted the develop in negotiating over $500,000 in Seattle City Light energy conservation rebates to the owner. Holaday-Parks negotiated with department of Construction and Land Use to allow mall and retail ventilation as make-air source for restaurants. Because we were able to negotiate an effective smoke control design and satisfies life safety requirements for mall, atrium, and high-rise codes and combined these three areas with a unique HVAC design that satisfied Seattle's stringent construction codes. The design of the smoke control system resulted in significant cost savings to the client. On a limited roof surface, we successfully located retail, mall and theater air conditioning equipment, smoke control/pressurization fans, and kitchen exhaust systems. THX evaluates theaters to ensure stringent sound criteria are met. To achieve this high standard of acoustical engineers to ensure mechanical systems perform at or below THX sound criteria. Careful structural coordination and duct routing allowed us to maintain expected retail ceiling heights throughout.
