I developed this program after realizing how vulnerable appraisers were becoming without having some kind of analytical proof to their adjustments. This program took over two years to design and can immediately show its value to the appraiser and anyone else requiring additional proof of adjustments. USPAP is now the governing party over appraisers and we must comply with all standards and to do so we must also show proof in our work file for all the adjustments. My program which is based on over 30 years of experience as an appraiser will accomplish this requirement.
