The focus of our business is providing thorough written inspection reports on residential and commercial properties in the Chattanooga area. The majority of our work is for clients who purchase a residential property. I have conducted inspections for investors who purchase commercial buildings, multi-family apartments and duplex buildings. In the past sixteen years I have personally conducted over 8000 inspections of the above type properties to the ASHI Standards of Practice. I have been the featured guest for the Home and Gardens TV Network show "Home Building Digest" and I have been the guest on "Your Home" a local Cable TV show here in Chattanooga. I have been a full Certified Member of ASHI since 1992. I served as the secretary/treasurer of the Mid-South Chapter of ASHI for three years and secretary/treasurer of the East Tennessee Chapter of ASHI for one year. I also served as the President of the East Tennessee Chapter of ASHI for five years. The American Society of Home Inspectors was founded in 1976. FHA\VA and the U.S. Court System recognize ASHI as being the experts in the home inspection profession. To become a member of ASHI one must pass three written examinations and conduct 250 fee paid inspections to the ASHI Standards of Practice. At this time ASHI has approximately 6500 members throughout the U.S. and Canada. I was the first inspector in Chattanooga and the 6th in the state of Tennessee to achieve ASHI membership. It normally takes approximately three and half-hours to four and half-hours for me to inspect the average house (2000-3000 sq. ft.). The ASHI Standards of Practice are the minimum procedures required for an inspection. Our home inspection service is a visual inspection of the structural elements and systems which are accessible. This typically includes:Foundation Roofing Exterior, walls, siding etc ... Porches and decks Attic Electrical systems Plumbing systems Interior Doors and windows Heating and air conditioning systems Ventilation Fireplaces During my inspections I exceed the standards by walking on every roof possible, take discharge and return temperature of the air conditioning system, check the temperature rise across a forced air heat exchanger, use a sure test electrical tester to determine if the GFCI outlets are functioning, test electrical outlets for correct grounding and polarity, take photographs of major deficiencies, use a moisture meter to determine if a stain or spot in the ceiling or flooring is wet and I test the appliances with the exception of the refrigerator, washer and dryer. The issues discovered in the inspection are broken down in the report into attention items, safety items and further review items. Full residential inspection fees start at $345 and go up depending on the size of the property. Our goal is to conduct the best inspection possible in a timely manner and to provide the information discovered in the inspection in an easy to read and understand report. All inspections are performed with professionalism, integrity and responsibility.
