The Concourse Group is a real estate consulting and advisory firm providing support to developers and the government. Concourse and its principals have provided consulting services to numerous clients in both the public and private sectors resulting in billions of dollars worth of successful development. Concourse approaches its projects with a thorough understanding of all elements of a real estate transaction, from concept planning and design, to successful financing and construction and ultimately sale or lease of the project. Concourse draws on the strengths of each of their staff members who possess experience in real estate development, real estate financing and financial analysis, real estate brokerage, land planning, analysis of economic incentives and public sector consulting. Our experience in providing professional development services to real estate owners and investors, primarily in the area of residential, office, industrial, hospitality and mixed-use properties, provides us with a practical base on which to approach each of our engagements. Concourse has extensive experience analyzing real estate projects, assessing potential strengths and weaknesses of each development scenario and performing feasibility and economic analyses to arrive at an optimal development concept. In preparing these scenarios, Concourse creates financial feasibility models for each alternative, and seeks the input of the investment banker community, developers, builders, architects, land planners and local stakeholders. In addition to our private sector expertise, Concourse is actively involved in public private partnerships, with a focus on (enhanced use leasing) and (military housing privatization). In advising on public private partnerships, Concourse provides services to both private sector developers as well as public sector clients such as the Air Force and the General Services Administration through their FABS and MOBIS schedules. We are leaders in enhanced use leasing and military housing privatization and understand the unique requirements of these programs. Our principals have over seven years experience in government privatization programs, primarily as consultants to nationally recognized real estate developers and to the DoD, and on rare occasions as principals in privatization projects. Concourse has considerable expertise in the strategic approach to responding to Step I and Step II RFQs and RFPs and fully understands the decision-making process (and the decision-makers) from the inside out. Moreover, we understand all the requirements to close the transactions and have the DoD accept the final product. We have extensive relationships with investment bankers active in privatization projects and we are well positioned to assist our clients in the development of a successful team to pursue enhanced use leasing and military housing opportunities. Concourse and its partners have been involved in 20 military housing privatization projects as advisors or principals, and have been selected on transactions totaling over 9,000 units. Additionally, Concourse has represented developers on five enhanced use leasing projects, resulting in the award of two projects to our clients representing over 1,200 acres of developable land. Concourse and its affiliate, Sinkin and Crivella, have extensive experience in assisting developers with GSA built-to-suit projects. Prior work includes the development of Solicitations for Offers, negotiation of lease terms, preparation and approval of leasing documents, and resolution of disputes arising during the term of the lease. The Concourse team has completed over 50 government leases, with numerous Federal Agencies, totaling over 1 million SF. Our hard work and expertise has resulted in many satisfied clients. In fact, in a recent past performance evaluation conducted by Dun and Bradstreet, Concourse received a 92% rating. The evaluation considered; overall performance, reliability, cost, order accuracy, delivery timeliness, quality, business relations, personnel, customer support and responsiveness.
